How to Start a Successful Junk Hauling Business


hi I’m Eddie Zubia I’m going to
share with you how I got started in the junk hauling business by accident. It was
ah… I was a real estate professional here in Los Angeles and I was doing very well
I was providing nicely for my family. Had a nice income, had a nice lifestyle. In
2005 there was rumors about a recession hitting. About there was a bubble in the
real estate market, and all these stuff was all over the media in the early
times and the newspapers in the news it was everywhere and sure enough the
recession hit it really hit you know it’s a they hit in 2008 but it really
hit in 2006 because that’s when all the real estate professionals felt it that’s
when I felt it layoffs started happening and I went for six months without
closing an escrow and very painful very hard time in my life and I was trying to
do all these different things I was but nothing was working out the variable
very painful part was every morning my wife would get up get ready to go to
work and she leave to work while I stayed home with no income every Friday
she came home with a paycheck and I had no income it was very frustrating very
painful experience and I was trying I just didn’t know what to do I was trying
to do different things so I had already worked and real estate my hope my hope
business life and I reached out started reaching out to people that I knew
started researching and in my research I by accident I came across a territory in
Los Angeles in which they wanted properties cleaned up it was for a
national servicing company so I signed up and I just started doing it I mean I
just what I was willing to do anything I wanted to do anything to get started to
bring in some income to the family so sure enough I started and I started
cleaning up properties for a national preservation company
and things went very well so when I started with John calling I liked it a
little better than real estate because real estate is stressful and you could
have two or three escrows at a time and one or two of the escrow has been fall
out of escrow and then you have to start from the beginning put the house back
into escrow and it’s a lot of sometimes a lot of spinning your wheels what I
love about the junk calling business is hey you go clean up a property and you
get paid period you get up you do two properties in one day which is doable
you get paid you want to work hard you can do three properties in one day
and you’ll do very well you know each junk hauling job you know it could be a
thousand could be fifteen hundred dollars per property so you do the math
sometimes I would do cleanup three properties in the summer days leave my
house at six and I’d be home at seven but I did three properties at an average
of 1000 1200 1500 per property so when I started I started with no equipment no
wheelbarrows no trash cans no dollies no brakes no shovels no nothing and I had a
friend who had a steak truck and he was a gardener and I would work it out with
him when he was able to haul the trash for me I pay him to haul away the trash
when he was busy if it he didn’t eat his truck I would borrow the truck or I
would rent the truck from him I would pay him to rent the truck Hollway haul
away the debris sometimes when he needed a truck and and and I couldn’t rent it
from him I would either hire haulers or I would go around u-haul it just depends
how busy I was so things went well and I soon had my own dump truck I had a
couple of helpers then I had a couple of crews all working cleaning up properties
for me or cleaning it up for our clients so when you work with preservation
companies national preservation these you’re going to need general
liability insurance you’re going to need workmen’s comp
you’re going to need a good automobile insurance like a two million dollar
policy for your car but it is well worth the money
luckily knock on wood nothing has happened to us but it’s just peace of
mind that you have a good quality insurance good insurance policies that
will cover you in case something happened you know I always institute how
safety to all my guys in a safety comes first take care don’t get crazy take
your time do the job well and safety always comes first back when I was
working in real estate it was very painful not having an income for six
months so I wanted to diversify my junk hauling business I only had one client
that was giving me orders and giving me all these junk hauling jobs so I said
let me you know I started looking around what am I going to do about expanding my
business you know working from working in real estate you know that things
happen one client one bank bought merge with another one bank will buy another
back out and and things that happen you can lose I could lost my my account
because dr. bun in anything that I did it’s just that’s just the way it works
in real estate it can go to a different servicing company and that different
servicing company has a different junk calling crews or works or work with a
different preservation company so you know I knew all that from working in
real estate so let me diversify my business so I looked into buying a
franchise so when I looked into buying a franchise some of these franchises cost
two hundred and fifty thousand dollars you have to do over probably a thousand
jobs to pay off for free you have to do like a thousand jobs to pay off the two
hundred fifty thousand dollars for this franchise so I said I’m not going to do
that for that much money I could buy six dump trucks I can have two three crews
right on standby I can build 10 websites so I
knocked off the national franchise thing off the board and I’m not going to do
that you know I don’t want to get into debt that kind of did I was already
doing it I was already profitable I was making money so I just just needed to do
a couple of things to so I wouldn’t go again for six months without an income
so I said let me put a couple ads in the newspaper so I put a couple of ads in
the just the local throwaway newspapers the ones that everybody gets on their
front lawn it’s been a few hundred bucks and no response no calls nothing
happened I even double-checked if they had the
right phone number and everything was right so they want the newspaper wanted
me to continue on advertising level week by week so then I did some research and
I found out that every media is dying off except for the internet radio dying
off print newspaper magazines radio TV they’re all dying off the only thing
that’s growing at a very fast rate what’s growing faster than anything has
ever grown in history and that’s the internet so I decided to put up a
website a Holi website about cleaning up properties garage cleanup yard cleanup
and that kind of stuff so I found a local guy that build websites I met with
him I say I just want a simple website white background black letters and a
blue logo simple he goes okay he says I painted my money says come
back in a couple of weeks I’ll be ready so a couple of weeks goes by and I come
back and I tell him hey where’s the website what’s going on well as you can
imagine no website was built and I started getting a runaround
he started talking to me about shades of blue do you think I care about shades of
blue I do not care about shades of blue I
just wanted a website up so I could I didn’t know how to advertise a website I
don’t know if I’m marketing or search engine optimization I didn’t know about
any of that stuff but ideas from what I the research
had done that’s what I have learned that everything should go on on the internet
if you want to grow business okay so I decided to build my own website the
first website build was hauling in la calm oh man I learned so many things I
learned about search engine marketing about SEO about keywords about design
about email marketing I learned all these things when I built hauling in LA
com please do not go to it it’s old its ugly it’s outdated I haven’t posted
anything new the only reason that I don’t touch it or bring it down is
because it’s bringing me new leads every day so I just just leave it as is the
experts save its if it’s a you’re getting a traffic for your traffic and
climb traffic just leave it alone don’t touch it just leave it as is one of the
things that I did in hauling in LA is I just wanted to build the biggest web
site possible on so when you do SEO sorry to get a little bit geeky here but
I just want to do a complete and explain as much as I can so that this will
benefit whoever wants to get into junk hauling business so when you do SEO like
let’s say you want to rank for the term junk hauling Los Angeles you have to do
junk calling Los Angeles junk removal Los Angeles Los Angeles junk removal
alley junk removal alley trash cleanup alley clean up Los Angeles cleanup
there’s like for one phrase of words you can probably have up to 20 or 30
different ways that that keyword can be phrased so when you do all that into
search engine optimization that’s when you rank high in the search engines when
somebody when one of your potential client types in John calling Los Angeles
boom you come up or once they type in John calling la boom you come up or they
type in trash removal Los Angeles or Los Angeles trip trash removal so that’s how
you build a big giant website so when I started doing junk hauling for the
preservation business for my preservation business my plan
would say hey can you board up a property sure no problem
I’ll do another video on board up they would say hey can you do clean up this
product can you trim the trees this property is pretty bad so I make a phone
call to my buddy who trim trees made a few hundred bucks or one phone
call so I built the website for trash removal junk hauling trash outs boarding
maid service lawn service tree trimming tarp being just anything that was
related and I did it all in hauling in la comm so whenever somebody times said
anything related I come up on the search engines so I am so glad it was a
blessing in disguise that that guy didn’t build that website for me and I
learned to do all those things for myself and now I’m extending the favor
over to you so I’m building the website something else happens I became number I
also added dirt removal concrete removal asphalt removal gravel removal sand
removal all those word in different ways I came number one for dirt removal Los
Angeles and dirt hauling Los Angeles now I would get up to six calls a day and I
I looked around for somebody that was willing to do dirty mow or somebody that
did that did dirt removal I didn’t want to do it myself I was pretty busy just
managing my crews and managing my website at this point so I found a guy
that was willing to take all my dirt removal jobs all I did was I would
saying so I would receive a calling do you dirt removal said sure I said my
partner’s going to call you back so I would text over the phone number
two my dirt hauler and he would call him back he would go research the job give
them quotes and do all the running around and get the job so and he
ultimately built a relationship with construction companies and general
contractors that do this kind of stuff all the time so let me give you a thank
the dynamics of dirt without their removal is hard work and
it’s boring and it’s not fun but it’s very profitable in a dirt hauling
business when you’re going to build up and you build a building or you’re going
to build a new house or you’re going to build a swimming pool the first people
that go out are the dirt haulers so if they’re going to put up a new building
here in Los Angeles it could be 1,000 truckloads of dirt to have to be removed
and each truckload of a super ten is approximately three hundred and fifty
dollars it’s just going to depend on how far they have to drive where the dump is
they have to wait to get loaded if they have to load themselves there comes a
lot of things and a lot of things come into play but let me give you a smaller
example and we do get on calls for people that are removing a thousand
yards ten thousand yards of dirt all the time so but let me give you a simple
dynamic say let’s say somebody’s going to build a new pool and to build a new
pool is about 12 truckloads of dirt now the 12 truckloads of dirt each one is
three hundred and fifty dollars for the times 12 that’s four thousand two
hundred dollars to remove the dirt now I worked something out with my
partner where I get 10% of the job so I get 10% of four hundred and twenty
dollars just like that and we’re getting six calls a day so it’s very profitable
to remove dirt I don’t want to do it I don’t want to buy a truck to do it
I just want to manage it I want to send it to somebody that will do it so we get
concrete removal asphalt removal a parking lot to remove we recently did a
job where we removed asphalt from what parking lot that’s about half a city
block it’s very profitable so slowly we got out of the recession and I had built
a nice business cleaning cleaning up bank holder properties so what’s what’s
the flip side to our Rios and that’s new construction so then I built a new
website 365 junk removal now that I know a little bit about
internet marketing and about building websites and them about SEO I’ve built
hundreds of websites already for different types of business but the best
ones and the ones I’m the best at is junk hauling so the 365 junk removal
that one I built it’s going to be a national junk hauling website and number
one I went after builders general contractors remodelers who are doing
kitchens bathrooms second floors master bedrooms and those jobs gotta get
cleaned up once a week or sometimes even twice a week so it’s very I did an email
marketing campaign to contractors and just like when the servicing companies
needed it badly needed the properties cleaned up Valley now contractors need
the property cleaned up badly I mean they have you know time is money they
going to bring they have a shipment coming in of drywall they have a
shipment coming in a lumber and they have that with site you know here in Los
Angeles it’s you know you know most Lots are small and there’s limited space they
want to get their jobs done they want to have an efficient job site and we have
job sites that are going on for one year six months nine months and every one of
them gets cleaned up twice a week some of them once a week sometimes they need
it three times in one week to go clean up a property so that’s what’s possible
and you get two or three contractors that I have two or three projects and
two or three projects needs need to clean up once or twice a week very
profitable now on three six five junk removal I’m going to build a national
website where I’m going to have hundreds of pages throughout every state so
somebody types in junk removal Phoenix Arizona and my website comes up then
once my website comes up and somebody will have an ad or I’ll have Google
Adsense or Google AdWords on it then I will make every time somebody clicks on
one of my is on one of my pages and clicks on an ad or one of my pages I
will get paid I have built already a few hundred websites for clients all
different kinds of websites but the ones I like to build the most are the junk
hauling websites because I can see me the results and I’m able to help my
clients the most because it’s a subject that I know the most so I will build you
a fully optimized website however many pages you want 15 pages 18 pages
whatever you want on your website we will we’ll put it on there for you and
the initial payment is $97 and then there’s a monthly payment but the
monthly payment is for us to do search engine optimization and for us to do
social media so the first thing we do is we build you the website then after that
we give you 12 blog post a month now blog post is something that goes on your
website and it has content and it has pictures now the keywords that we’re
going to use on on the blog post are the ones that are going to help you rank and
help your website rank in the search engines
now that’s 144 post in the year that’s very good
SEO and search engine marketing and search engine optimization and it’s good
for your website to rank in the search engines then we’re going to do for
YouTube videos a month for you that’s a hundred and twenty videos great for plus
48 videos in the year forty-eight videos along with 144
blog post along with a website and then we’re going to do a blog post eight
Facebook post a month and that all works together with your blog post and it
works with your Facebook and it’s all going to work with your YouTube videos
then you get 24 tweets a month now we’re going to tweet about your area about the
junk hauling business about cleaning up properties of our cleaning up
construction sites and all that stuff and then we’re also going to tweet about
your blog post of your YouTube videos and about your
Facebook page then I’m going to build you another junk calling website so
we’re going to figure out in this time that we’re working together we’re going
to figure out which is your niche it could be junk it could be trash I’d be
good concrete to be anything whatever that is we will build you a separate
website for you and that’s included in this package where you get if it’s third
hauling or if it’s concrete or it’s ashphalt whatever you find your niche is
that’s most profitable for you will build your second website for including

design firm I think there were overseas somewhere and my client was paying their
hard-earned money to to build them a website and to help them build their
business this my client who kind of hired us because he couldn’t get a hold
of his web design firm anymore because he got a letter from a compliance letter
and this is what this other web design firm was doing was they were getting
images from just from the search engines and just using them on their web other
clients websites and they were also getting content from other people’s
websites and just putting it on my clients on well my new clients websites
and that’s bad you don’t want to do that the search engines do not like it the
search engines know when the original content was put on the original site and
they know when it’s put on duplicate site it’s called duplicate content
you’re not going to build a business that way you’re not going to build
organic web traffic doing that kind of stuff the search engines do not like it
what they do they put you in a category called
sandbox which means that they’re not going to search your engines and they’re
not going to display to the people because the search engines they want
what’s best for the people they want to create a good experience
they don’t want a spammy thing they don’t want something that’s copied from
somebody else and my client you know he can pee he
could get fined or even be sued for thousands of dollars for using images
that are not his and for using content on it that’s not is he could be
criminally charged if he doesn’t come to an agreement and pay these people work
we’re going to work it out with him and it wasn’t his fault but if you want to
build a website that’s built that’s brings you traffic and goes up in the
search engines then it has to be done correctly what I do for you is I build

heard domains go the most expensive one was toys commie what for a million
dollars but they can ask 5,000 somebody recently got internet marketing or
internet SEO it was you know just a common one that wanted 250,000 and these
people paid 250,000 for it I recently wanted to get construction
clean up Los Angeles and it’s it’s already taken by somebody else and I
reached out to buy it and they want a ridiculous amount of money so if you
were able to secure a domain just do from this that’s available that nobody’s
taking it like if you want Arizona cleanup or Phoenix cleanup or Phoenix
junk hauling something that’s generic and nobody’s bought it up yet it cost
about $15 for the year for the domain it is so important that you get started if
you don’t want to work with us that’s fine or if you want to do your own
that’s fine or you want to hire somebody that’s fine but I just want to say
everybody in their brother-in-law builds websites but not everybody bills
John collee websites or as an expert like me that I’ve been doing it for nine
years every single day so that’s we’re very we know the social media we know
how to we know how to manage the pictures we know how to manage the jobs
